Tip #1 Condition Matters

In order to get top dollar for your home you need to present a modern home that is clean, staged, and move in ready.

A little work can make a huge difference in your bottom line. A little spring-cleaning, organization and minimalization will go a long way.

Tip #2 Now Let’s Talk Smells

I’m sure you have a heard of being nose blind? While it may sound silly, its true! Every house has a distinct smell that you may not be aware of.

We suggest bringing over your “most honest” friend for a smell test. If your home is anything other than completely fresh smelling an amazing, do something about it! Clean your home with an ozonator. You can rent them at your local home improvement store. Maybe have your HVAC system cleaned out, smells linger there too.

After that it’s as simple as a deep clean air freshener and a wall flower or two. And you should be good to go!

Tip #3 No Pets During Showing

This next one may not sit well with our pet lovers, as we all absolutely adore our pets. But hear us out, for some home buyers seeing pets during a showing is a big turn off. Having a trusted neighbor or pet sitter prepared to keep your pet during the showing is the best choice. Buyers don’t want to feel uncomfortable or distracted during a showing.

Tip #4 Quality Improvements? Write It Down!

If you have made improvements to your home over the years, take note of them. Especially if you’re listing higher than the amount you paid for it. Make a detailed list of all the improvements you’ve made.

Things like new roofing, upgraded pluming, appliances, electrical. Make sure your buyers are wowed with your upgrades.
